Terry has been part of the construction industry since 1988, and his story is one of adaptability, passion, and growth.
Passion for Building
Terry’s journey in the building industry began with his brother, and over the years, his passion for transforming vacant blocks of land into homes only grew. What originally started with small residential projects evolved into ambitious ventures in land subdivision, townhouse developments, and even retirement villages.
“My first projects were just little houses around Ballarat that I built and sold upon completion. Over time, the market changed, and as interest rates climbed in the 1990s, I had to pivot. That’s when I began focusing on affordable townhouses, and that decision opened up bigger opportunities,” Terry explained.
From blocks to large-scale subdivisions, Terry’s adaptability fueled his long-term success.
Residential vs Commercial Projects: A Builder’s Perspective
Over the years, Terry has successfully delivered both residential and commercial developments, ranging from family homes to industrial tilt panel factories. While he enjoys the challenge of working on a variety of projects, residential builds hold a special place in his heart.
“Houses are so much more personal. There’s real satisfaction in seeing someone appreciate the work you put into designing and customising a home. That level of connection with the end user is very rewarding,” Terry shared.
What Sets Cunnington Homes Apart
One of Terry’s key business philosophies is simplicity, a principle that guides his operations. Working from a home office with minimal overheads, Terry relies on over 70 subcontractors to bring his vision to life.
“I keep my overheads low, and I treat building as more of a hobby; it’s something I truly enjoy. When I design and pick out all the colour schemes, the end product reflects my vision, and there’s no greater satisfaction than selling a house someone instantly loves,” Terry said.
Terry describes himself as a “one-stop shop,” ensuring that communication flows smoothly between trades and clients.
Lessons Learned and Tips for Other Businesses
Looking back at his journey, Terry wishes he had gained more accounting knowledge earlier.
“Understanding money and your business inside out is critical. While passion gets you started, managing finances well is what sustains you,” he emphasised.
Terry’s advice for other business owners includes:
Start: Pay all bills and taxes before considering earnings as profit.
Stop: Overspending and projecting false success with costly new cars or big offices.
